Jobsite celebrates double Onrec Award win…

Jobsite is today celebrating winning both awards they were short-listed for at last nights Onrec Awards. The Onrec judging panel selected Jobsite as the winner for both Innovative Offline Marketing Award by a Generalist Job Board, for their recent brand campaign and Best Technical Innovation by a Generalist Job Board, in recognition of BeMyInterviewer.

 

The Awards are designed to recognise and reward innovation, success, growth and achievements in the online recruitment industry. Jobsite faced tough competition in both categories but won through with the launch of their heavyweight multimedia brand advertising campaign featuring Max Beesley and the success of their video interview practice site BeMyInterviwer, which has seen over 2 million interview questions played in its first year.

Rents continue to fall thanks to a surge in the supply of property on the market, says FindaProperty.com's new Rental Index…

The new rental index, prepared using a methodology devised by Calnea Analytics - (the company who produce the official Land Registry index) - reveals that the rental market is flooded with excess stock.

In the past six months the number of rental properties advertised on FindaProperty.com has almost doubled (up 43 per cent between September 2008 and February 2009).

Over the past month stock levels have risen by eight per cent.

This rise in the number of properties on the market has had an inevitable impact on rental prices which were down -1.2 per cent over the month (compared to 0.6 per cent in January) and -4.8 per cent over the year.

The largest price falls have been in the North West where values have tumbled by -14.3 per cent over the past year. The speed of the downturn here accelerated in February 2009 with prices plunging -8.2 per cent on the previous month.

London, however, is a tale of two cities with rental values falling steeply in the more upmarket central boroughs (City -11.7 per cent y-o-y) but holding up well, and even rising, in the outer boroughs (Hillingdon +6.7 per cent).

The average UK rental asking price now stands at £830pcm, £10 lower than in January and £42 lower than February 2008.

Gross yields remain unchanged for the fourth successive month at 4.6 per cent.

Andrew Smith, Head of Research, comments:

"The credit crunch and the downturn in the sales market have led to a very significant increase in activity in the rentals market.

"This is most dramatically demonstrated by the amount of stock currently available – a trend in part being driven by frustrated vendors listing their properties on the rental market and in part by an increase in turnover as tenants become more willing to move to secure better properties or more affordable rents.

"Tenants are the real winners in this situation – they have a huge stock of property to choose from, often high-quality owner-occupier stock – and are in a strong position to negotiate on rents and/or services.

"Despite falling rents and increased competition, we do not expect investors to abandon the market. Gross yields remain stable and could improve as house prices continue to fall.

"There is anecdotal evidence that some cash-rich investors are finding bargains in the current market that exceed the average yield by several percentage points.

"However, this is a more difficult and challenging market for investors, and one in which professionals with considerable capital are better placed and more likely to succeed than amateurs reliant on borrowed money."
